Short Term Rentals
The Board of Supervisors approved changes to our rental housing program at their meeting on May 28th, 2025.
What Changed:
Permits will now be required for any rental over 1 day. Previously, permits were only required for rentals over 7 consecutive days.
A point system is being put in place to handle complaints about rental properties in the Township. Points can be assigned for ordinance violations (failure to cut grass, snow removal, etc.), noise and other issues. When a property reaches 10 points, the rental permit can be revoked for a period of 1 year.
Why Did This Change?
The Township has received complaints about rental properties (both long term and short term rentals). We are making these changes to accomplish several goals:
1. To ensure the safety of people renting properties in the Township
2. To preserve our neighborhoods and address issues that are impacting permanent residents living next to rental properties
3. To start to gather data on how many short term rentals we have in the Township and to determine if we are having any issues related to these rentals
The Board directed Staff to compile and present a report in June 2026 to review the rental housing program, including how many short term rentals we have and any issues or challenges we are experiencing from rental properties in the Township. The Board can then decide if any additional regulations are needed.
What does this mean for you?
If you are currently operating a rental and have a permit through the Centre Region Code office, you are in compliance and don’t need to do anything else.
If you are currently renting a property for more than 1 day (this includes weekend rentals for football games), you will need to apply for a rental housing permit through the Centre Region Code Office. Your property will also be inspected as part of the rental housing permit process.
You can find the RENTAL HOUSING PERMIT APPLICATION HERE.
Residents will notice a check box on the rental housing permit to designate if you are operating a short term rental or a long term rental. This check box is designed to help us gather information on how many short term rentals we have in the Township. There are no additional regulations for short term rentals.
If you live next to a rental property and are experiencing issues with that property, please reach out to the Township and let us know. We want to mitigate any concerns. Concerns related to ordinance violations (snow removal, grass and weeds) can be sent to us via email at patton@twp.patton.pa.us or by phone at 814-234-0271. Noise issues and concerns noted after hours can be reported directly to our police department via the non-emergency number at 814-234-0273.
These new regulations are effective as of June 1st, 2025. We encourage owners to obtain rental permits as soon as possible.
